North Carolina (NC) standing timber prices decreased across all major pine and hardwood products in the third quarter of 2022 compared to the previous quarter. The downward trend in NC pine stumpage prices is in line with south-wide averages and seasonal norms. North Carolina’s decline in hardwood stumpage prices is not in line with the south-wide average hardwood stumpage prices, which have increased for the major products in the third quarter of 2022.

Based on TimberMart-South data, third quarter, of 2022 NC state-wide average pine sawtimber price was down 2% from the previous quarter and down 7% from third quarter 2021. NC state-wide average mixed hardwood sawtimber price for third quarter 2022 was down 7% compared to the previous quarter, but was up 14% from the previous year. NC state-wide average oak sawtimber price showed the largest decline in the major hardwood products during the third quarter 2022, decreasing by 25% from the previous quarter and a 14% decrease from a year ago. State-wide average pulpwood prices for both pine and hardwoods decreased in the third quarter 2022 compared to the previous quarter. NC pine pulpwood prices dropped 21% and hardwood prices dropped 3%.

The most significant price changes this quarter compared to second quarter 2022 occurred in western NC with pine pulpwood and pine chip n saw prices decreasing 44%, and 23% respectively. Mixed oak sawtimber and oak sawtimber prices in western NC also experienced a significant decline, dropping 24% and 37% respectively.  Price changes in Eastern NC ranged from an 11% increase in pine chip n saw prices to a 9% decrease in hardwood sawtimber and hardwood pulpwood prices.
