North Carolina Standing Timber Prices: 2nd Quarter 2025 Overview

Analysis of standing timber prices in North Carolina for the second quarter of 2025 reveals a market characterized by regional variations and distinct product-specific performance.

InWestern NC, the market generally exhibited an upward trend since the second quarter of 2024. Sawtimber categories, specifically Mixed Hardwood and Oak, demonstrated significant price increases of 50% and 18% respectively. Pine Sawtimber and Pine Pulpwood also registered gains, increasing 24% and 12% respectively. Only Pine Ply Logs and Hardwood Pulpwood experienced marginal decreases when comparing Q2 2024 to Q2 2025.

In contrast, theEastern NCmarket did not perform as favorably. Although Oak Sawtimber remained a strong performer, increasing 37% from Q2 2024, and Pine Ply Logs showed 2% growth, all other products experienced declines. Specifically, Pine Pulpwood, Pine Chip-N-Saw, Pine Sawtimber, Hardwood Pulpwood, and Mixed Hardwood Sawtimber declined by 3%, 10%, 8%, 22%, and 2% respectively.

Overall, sawtimber products, particularly Oak, consistently commanded higher prices and often demonstrated stronger growth across both regions. Pulpwood categories, however, exhibited greater price volatility and, in several Eastern NC instances, a downward trend.
